Life on the island

Living in Boca Grande.

Boca Grande is the village on Gasparilla Island, where Charlotte Harbor meets the Gulf of Mexico. It is quiet by design. There are no high-rise buildings and no traffic lights. People get around by golf cart and bicycle as much as by car. The pace is slow, the streets are shaded, and the beaches stay calm even in season.

The heart of the village is a small, historic downtown. You will find the Gasparilla Inn, a resort that has welcomed guests since 1913, the old railroad depot that is now shops and a restaurant, and Banyan Street, where giant banyan trees form a canopy over the road. At the south end of the island, the Port Boca Grande Lighthouse has stood since 1890 and still marks the pass.

It is a special place to own a home, and a careful one to buy in. Craig knows the island, the water, and the questions that matter here.

The homes

What you will find.

Boca Grande is a high-end market with a small number of homes. Most fall into a few groups:

  • Gulf-front estates with private beach frontage.
  • Harbor and bayfront homes with wide water views and deep-water docks.
  • Canal homes with a dock and a short run to the bay or the pass.
  • Historic village cottages near the downtown and the Gasparilla Inn.

What a home is worth here comes down to its water frontage, its dock and boat access, its elevation, and its place in the village. Craig can walk you through each one before you make an offer.

Fishing and the outdoors

The Tarpon Capital.

Boca Grande is known around the world for tarpon fishing. Each spring, anglers come to Boca Grande Pass, the deep cut between the island and Cayo Costa, for one of the best tarpon runs anywhere.

When you are not on the water, there is Gasparilla Island State Park, miles of Gulf beach, shelling, biking, and the lighthouse. It is an outdoor life, year round.

Getting there

One road on, and why Craig is close.

Gasparilla Island has one road on and off: the Boca Grande Causeway, a toll bridge from Placida. You reach Placida by driving through Englewood, along Florida’s Gulf Coast between Sarasota and Punta Gorda.

The village itself sits in Lee County, but the only way in by car runs through Charlotte County. That is a long drive around Charlotte Harbor for an agent coming from the Lee County mainland. Craig works from Sarasota and Charlotte counties, so Placida and the causeway are a short, familiar drive for him. He serves Boca Grande as a primary market, not an afterthought.

Before you buy or sell

What to know on a barrier island.

An island home is wonderful, and it comes with its own checklist. On Gasparilla Island, pay close attention to:

  • Flood zone and elevation. These change street to street and drive your flood insurance.
  • Wind and windstorm coverage. Roof age and construction matter to insurers. Get quotes early.
  • The dock and seawall. Ask about condition, permits, water depth, and the run to open water.
  • Storm history and updates. Ask how a home has held up and what has been improved.

Craig handles waterfront and luxury sales, AS-IS and cash closings, and international buyers and sellers (FIRPTA). If you are buying or selling here, he will make sure these questions are answered before you are on the hook.
